Centre of Cloverdale underwent some of its largest development ever. Working on behalf of the business community in Cloverdale it became imperative that the CBIA, start working together with the Cloverdale District Chamber of Commerce that serves East Surrey and the Cloverdale Community Association that serves the residents of the Cloverdale District which includes Clayton to help guide the growth of the area with the City of Surrey. The group was present at the City of Surrey Official Community Update in Nov. 2024 to discuss some important changes that would see more residential density that includes more commercial space. The three groups believe that the area should have more businesses in the Town Centre and that growth would have to be accommodated by mixed development that would see more people living in apartments over commercial space.

The new plan for Cloverdale emphasizes the importance of a heritage look with new development that is in keeping with the 133-year-old town. With several large-scale developments ongoing there has never been more cranes in town with more to come. Of significance is the new $150 million three story development for Delta Controls (rebranded to Delta Intelligent Building Technologies) which will complete construction in 2027! The new $3 billion dollar Hospital and Cancer Care Centre is well under way for completion in 2030.

Behind the Clover Square Village Mall will be a new 428,000 square foot warehouse built by the Berezan Group to offload and reload rail cars. There are several apartment buildings under construction at the corner of 56A Ave and 177B St, one across from the Museum of Surrey on 56A Ave and three apartment buildings at the corner of 58 Ave and 177B St. The Bruno Zappone Manor apartment building just south of 60 Ave on 176A St has just completed their underground parking and is just starting to frame above. There have been several meetings with land developers that are seeking to put in mixed use development on 57 Ave/57A Ave 1 block east of 177B St behind the Cloverdale Traditional School on Highway #10. There have also been discussions from the Marathon Group that is seeking to develop on Highway #10 just across from KPU. Based on conversations with the planning department at the City of Surrey, they remind me frequently that due to the soft soil in town there is no anticipation of building anything over 5 stories.
